Roof Inspections
Know what is visible before deciding what to buy.
A roofing inspection should help a homeowner understand observable roof conditions, not simply serve as a sales script for replacement.
Areas commonly reviewed
- Shingle condition and visible damage
- Ridges, valleys, flashing, and penetrations
- Pipe boots and roof-mounted components
- Visible drainage and runoff concerns
- Accessible signs of prior repairs or deterioration
What an inspection cannot guarantee
A visual inspection cannot reveal every concealed condition. Decking deterioration, hidden flashing defects, and moisture migration can sometimes become apparent only after opening affected areas.
What This Looks Like in the Field
An inspection is looking for the kind of damage that doesn’t always show up from the ground: nail pops working loose, drip edge and starter shingles lifting or curling at the edge, and valleys or ridges where a shingle has come unsealed. Here are real examples from GEJ Roofing inspections.
