Roof Coating vs. Roof Replacement

A roof coating is a liquid-applied, elastomeric or reflective layer sprayed over an existing roof surface. Done at the right time, on a roof that is otherwise sound, it can add weather resistance and extend the life of the roof for a few more years. It is not a fix for a roof that already has failing components underneath it – and spraying a coating over those problems can hide them instead of solving them.

When a Roof Coating Can Help

A coating sits on top of the roofing material. It cannot repair what is already broken underneath it.

  • A roof that is past the point where surface treatment can meaningfully extend its life
